Plans to redevelop a Baldock petrol station and build a new drive-thru coffee shop have been pulled before councillors were given a chance to vote on them.

Concerns had been raised about Welcome Break Group Ltd plans for the Great North Road site, which would have seen a much bigger filling station built.

The Environment Agency and Highways England had objected to the scheme, as had a local resident, with the application due to be discussed by councillors last Thursday.

But with a North Herts Council report recommending the development be refused, the application was withdrawn from consideration.

"On balance, in the absence of information necessary to make a positive recommendation, it is considered that the economic benefits that would arise from the development would not outweigh the harm identified and the proposed development would fail to comply with the provisions set out within both the North Hertfordshire Local Plan and the National Planning Policy Framework," the council's report said.

Plans would have seen 24 EV charging points installed and the addition of the new coffee shop would have seen up to 50 full time jobs created.

But the Environment Agency raised two concerns - firstly that the site was in a flood zone and secondly the use of the site could lead to water pollution.

Meanwhile Highways England said there was not enough information provided to ensure the development would not "result in a risk to highways safety".
